Piriápolis · Uruguay

A territorial vision for the next century of Piriápolis.

Legado Piria brings together heritage, landscape, culture, science and productive development. Its first major initiative transforms Jardines de Portales into a tangible alternative to the conventional residential development.

↓

It is not a neighborhood. It is a new territorial hub.

Legado Piria is a cultural and territorial platform that draws on Francisco Piria’s founding principles to turn them into contemporary projects.

Jardines de Portales is Legado Piria’s first major initiative: an integrated 44-hectare territorial proposal bringing together culture, nature, science, tourism and production. Instead of simply adding housing, it creates reasons to live, work, conduct research and visit Piriápolis throughout the year.

One ecosystem, seven drivers of transformation.

Each pillar has its own role, but value emerges when they all work as a single territorial, cultural and economic experience.

An economic model built to last.

Legado Piria proposes more than building and selling. It proposes developing assets capable of operating throughout the year.

The initial real estate investment helps fund the main infrastructure; hospitality, gastronomy, wellness, culture, science and services generate ongoing revenue. Each pillar can have its own investors, operators and management models, coordinated through central management.

01 · Initial capitalCondo hotel + real estate units + partners + concessions + funds
02 · Building the destinationInfrastructure + landscape + seven pillars
03 · Ongoing revenueAccommodation + gastronomy + wellness + events + culture + science + services
04 · Long-term valueEmployment + year-round activity + real estate appreciation + maintenance + territorial identity

Where does each stakeholder fit in?

A mixed structure of ownership, investment and operation makes it possible to distribute risk and bring together specialized capabilities.
